What is a Texas homestead exemption?
A Texas homestead exemption is a tax break for qualified homeowners. The exemption allows homeowners to claim their primary residence as a homestead, thus allowing them to save on property taxes.
It also limits yearly property tax increases to no more than 10%, plus the value of any improvements. This exemption is a major benefit associated with buying and owning a home in Texas.
Recently, the general homestead exemption was raised to $100,000 for the school tax exemption. This means that the school taxes are calculated as if your home is worth $100,000 less than the appraised value. Other savings apply as well, but vary by districts. Check your County Assessor for more information.

When can I apply for the Texas homestead exemption?
You may file for your Texas Homestead Exemption at any time. Applying is free. Apply at the Denton Central Appraisal District between January 1st and April 30th to receive the exemption on your fall tax bill. You may file for a late HS exemption up to one year after the date which the taxes become delinquent.
A new law went into effect on September 1, 2023, the appraisal district will reach out to homeowners every 5 years (5yrs from the original date you filed) to confirm that your homestead is still valid. If you don’t respond, they can remove your homestead exemption. PLEASE don’t let higher taxes happen to you! Watch out for this form to arrive in your 5th year and respond quickly.
Who qualifies for the general Texas homestead exemption?
To qualify, you must satisfy three requirements:
- You must own your home; partial ownership satisfies this requirement
- This home must be your principal/primary residence
- You must have a Texas driver’s license or other type of Texas-issued form of identification - your I.D. card address MUST match your principal residence address
If you satisfy these requirements and qualify for the general residence homestead exemption, you may also be eligible for additional exemptions with certain criteria:
- Over 65 exemption
- Disability exemption
- Veteran exemption
